Relate George's description of the farm to the novel's theme of a romantic Eden.

George's description of the farm relates to Eden in that it has everything they could possibly desire. It affords them shelter, food, and different ways to earn some extra cash. For these two men, it means a home and the end of wandering.
Yes, their dream is realistic to a great extent. There's no reason George and Lennie can't buy their stake (when they save enough money), farm their land, and tend to their animals. The opportunity to take care of themselves and plant roots is not unrealistic.
